What is Land Search
A Land Search is a process of finding information on a plot of land. By conducting a Land Search, you can obtain important information on a plot of land or property which you can get through respective Land Offices in Malaysia. The important information you can get from a land search is land status such as freehold or leasehold land, land use, land size, ownership, location, and much more.
Type of Land Title
The first thing to note when conducting a Land Search is the type of Land Title. There are 3 common land titles in Malaysia:
Master Title – For a residential project, shows the information on the overall plot of land. Usually parked under property developer
Individual Title – Shows information on an individual landed property. Issued to each unit
Strata Title – Shows information on an individual stratified property (condos, apartments, etc). Issued to each unit
Type of Land Search
There are 4 types of Land Searches you can do
Official Search (Carian Rasmi) – A printout copy detailing the information of a plot of land with endorsement by the Land Office. Can be used for submission purposes
Private Search (Private Search) – A printout copy detailing the information of a plot of land without endorsement by the Land Office
CTC Search (Carian Sah Hakmilik) – A photocopy of the original land title which is certified true copy by the Land Office
Old Title Search (Carian Hakmilik Batal) – A photocopy of the original land title that has been replaced by a new title and is certified true copy by the Land Office

The information needed to conduct Land Search is as follows:
- Title Type (HSM/HSD/Geran etc..)
- Title Number
- District (Daerah)
- Mukim/Pekan/Bandar
- State (Negeri)

How to Conduct Land Search
Fill up the form at the respective Land Office
Head to the Land Office with the information stated above. Note that you should go to the right Land Office. If the land you which to conduct Land Search is located in Selangor, you have to go to the Selangor Land Office. Be sure to carry sufficient cash with you!
Web Portal
Many Land Offices have their own Web Portal for you to conduct your land search. Register an account and enter the information of the land you wish to conduct a Land Search. Payment can be done on the website. Some Land Offices allow you to download a copy of the Land Search which makes it very convenient!
