After months or even years since signing of your Sales and Purchase Agreement, you’ve finally received the keys to your new home. You must be really excited. Moving into a new home is a huge milestone in life. Before celebrating on getting the keys, there are a new things that you need to take note upon handing over a new property.
Certificate of Completion and Compliance (CCC) and Delivery of Vacant Possession (VP)
Certified of Completion and Compliance (CCC) is a cert issued out by local authority (MBPJ, DBKL etc..) when the construction work is completed and safe for moving in. Delivery of Vacant Possession is when the property is handed over to the purchaser. This means that the property is ready to be handed over to the purchasers. To make sure everything goes smoothly, make sure that the developer had obtained the CCC cert. You can always double check with the developer. Typically, developers will get you to sign a handover form, recorded that you have received the key and property is handed over to you.
Condition of the house (DLP)
The Defect Liability Period (DLP) begins the day you receive your keys. Typically lasting for 24 months, you can check and note down the defects of your homes and submit to the developers for rectification. Fill up a physical form or an app provided by the developer, you may report any defects found, workmanship issues or any discrepancies between you SPA.
Things to take note for DLP are water leaking, uneven paint and tiles, door frame and window scratches, missing of electrical points and much more.
Familiarise with your new home
Once defect checking is done, it is good to familiarise yourself with your new home. Take note of the layout of your home, number of entrance and exits in and around your property. Locate the DB box, electric and water meter is crucial just in case of any unforeseen emergencies.
If you live in an apartment or gated community, look at the facilities provided and get yourself suited to your new neighbourhood. Familiarise yourself with the person in charge of the Management Office in case of any issues regarding the property.
Utilities
These days developers would apply for electricity and water on your behalf to ease the moving in process. You can now download the TNB and Air Selangor app to keep track of your electricity and water bills as well as paying it all through the apps. It is much more convenient now! Developers also get internet connection in to the property for your convenience. Cross check with the developer of your property, asking them what internet service provider have they brought in.
Safety and Security

The best time to clean your home is when it’s fully empty. Hire a cleaning service will save you time and effort. Ensure everything is cleaned thoroughly before moving in your furniture. Granted you are not doing any renovation work.

Now it is time for the fun part. Time to move in. Hire a professional mover to assist you in moving in to save you the trouble of damaged furniture. Arrange your furniture to your taste and enjoy the comfort of your new home
